“Carolina Hard Money”, LLC is a commercial loan broker company serving the needs of the “Real Estate Investor” borrower (only) who are striving to build wealth and generate income for themselves and for their families. We offer “hard money rehab loans” for investors only in “North Carolina and South Carolina”. As part of our business practices, we also serve as consultants for investors guiding them to network with other investors and educating them in locating and structuring transactions.

CHM “Investor Loan” Programs:

Carolina Hard Money, LLC provides “Hard Money Rehab Loans” for investors in “North and South Carolina” who qualify for our programs. Properties currently financed include single-family residences (stick built and true modular), multifamily to 8 units, and FHA approved condos and town homes. LTV will vary according to property and strength of borrower. Up to 70% financing is available base on the after repaired value of the home. Seller seconds and gift money are not allowed on our programs. Loan amounts can be as low as $40,000.00.

  • We loan up to 70% of the ARV.
  • Interest is usually 15%
  • Terms are 6 Months with extensions available.
  • Based on your loan amount you will bring 5% (points)
  • Processing fee $490.00
  • Underwriting fee $895.00
  • Wire Transfer fee $50.00
  • Attorney fees varies per attorney $800 – $900
  • (Includes title search, binder, title insurance & recording fees)
  • Appraisal fee varies per appraiser $300-$500
  • Hazard Insurance varies per company $400-$750
